Gerard Granite Ridge Roof
Gerard Roofing Technologies, a division of Metals USA, Inc., manufactures the Granite Ridge roofing system. Each shingle is made of steel, but coated with stones to resemble an asphalt roof.
According to the brochure, “Unlike conventional asphalt roofing, the Granite Ridge stone coated steel roofing system will not break down when exposed to the elements.”
Leaky Roof Lawsuit Filed in Texas Federal Court
In 2013, a lawsuit (PDF) was filed against Gerard in federal court in Texas.
The lawsuit was filed by Willow Greene Homeowners Association, a Dallas-based condominium association. They accuse Gerard of of selling a roofing system that leaks even when installed correctly, which has caused extensive damage to the interior and exterior of the complex.
According to the lawsuit:
“Even if installed correctly in accordance with Gerard’s installation manual and procedures, as was done at Willow Greene, the Granite Ridge roofing system leaks. As a result, Willow Greene has useless roofs that are leaking throughout the condominium complex, and has incurred significant damages to both the interiors and exteriors of its condominium units.”
What is the problem?
Willow Greene Homeowners Association paid nearly $1 million to install the Gerard Granite Ridge roofing system on a 25-building, 172-unit condominium complex.
Gerard provided a lifetime warranty that guaranteed the roof was weatherproof and free from manufacturing defects. The product was advertised as “some of, if not the best, stone coated steel roofing panels/products available anywhere in the USA.”
Willow Greene contracted with Horn Brothers to install the roof in 2005. Soon afterward, leaks appeared in a number of condominium units. Over the next few years, Horn Brothers spent “countless hours” chasing leaks in chimneys, siding, gutters, skylights, and other areas of the roof.
Eventually, they found evidence that the roofing material itself was leaking. They began to suspect a much bigger problem with Gerard Granite Ridge roofing.
Complaints Ignored, Lifetime Warranty Claim Denied
In February 2012, Willow Greene contacted Gerard to report the problem. They submitted warranty notices, but received no response. Numerous emails and phone calls are also ignored.
Gerard finally sent out a representative in October 2012, seven months after Willow Greene reported the problem. However, the representative allegedly took only a “cursory” look at the roof before denying the warranty claim.
